From sky-high rents to nightmarish flatmate experiences, renting in London is famously tricky.

But it’s not just tenants in the Big Smoke who are struggling – now, a bed in a conservatory in Manchester has been listed as a ‘studio flat’ to the tune of £1,200 per month.

With its exposed brick walls and glass roof, the room on offer is perhaps more akin to a summerhouse than a flat, though it does seem to have its own front door, accessed via the main house’s kitchen.

The furnishings inside are fairly limited, comprised of a double bed, leather sofa, a desk and chair, and a chest of drawers. However, there are no self-contained kitchen or bathroom facilities that one might expect to find in a ‘studio flat.’

Wondering how you might sustain yourself beyond cupboard foods? In the main house, there’s a shared kitchen (which houses a wardrobe) as well as bathroom facilities – but you’ll need to let the landlord know how often you intend to make use of it when applying.

The listing, featured on OpenRent, asks prospective tenants a series of questions, including ‘How often do you need to cook food at home during the week?’

It also indicates that there are multiple rooms available in the same house, as it asks people to outline which room they’re interested in: the ‘normal shared bathroom and kitchen,’ ‘ensuite’ or ‘studio.’

And, though this ‘studio flat’ option is listed at a hefty £1,200, the landlord seemingly also wants details of ‘your upper rent limit’ as ‘we have many options.’

Reflecting on what the rough ballpark might be for the other rooms? The listing adds that ‘the price on this ad is for the lowest room price. Every room price is different.’

Notably, it also suggests that the space, situated just off the popular Oxford Road, might be best suited to students or doctors on account of its proximity to both the university and the Manchester Royal Infirmary.

The listing made it onto the SpottedonRightmove Reddit thread – and naturally, commentators were less than impressed.

‘How can you possibly ask someone “how often do you need to cook food” as part of a rent application?’ @UnderstandingFit8324 questioned, while @lazyclarence wrote: ‘the more I look at this, the worse it gets.’

‘I’ve got a roof like that on my conservatory. It’s hot in summer, cold in winter, and when it rains it sounds like thirty toddlers are playing drums,’ they added.

@andrewhudson88 was quick to notice the lack of options for blocking out the sunlight, asking: ‘where do you get curtains for your roof? Good luck sleeping in the summer!’

‘Nice they provided the charming rustic filing cabinet next to the bed,’ @HerrFerret joked, as @OptimusPrime365 described the listing as ‘hellish.’
